Understanding Your HOA's Authority

Most DFW HOAs have authority over:

  • Roof color — Usually limited to an approved palette
  • Material type — Some require specific brands or styles
  • Contractor requirements — Some require proof of license and insurance
  • Timeline and noise — Restrictions on work days and hours
  • Dumpster placement — Where and how long a dumpster can stay

    Step 1: Review your CC&Rs

    Before doing anything, review your community's Covenants, Conditions, and Restrictions. These outline exactly what's required for exterior modifications.

    Step 2: Contact the architectural review committee

    Most HOAs have an ARC (Architectural Review Committee) that reviews exterior changes. Contact them to get the application form and understand their timeline.

    Step 3: Prepare your submission

    A complete submission typically includes:

  • Completed application form
  • Description of proposed work
  • Material specifications (brand, product line, color)
  • Material samples or photos
  • Contractor information (license, insurance)
  • Estimated start and completion dates
  • Step 4: Submit early

    Most ARCs meet monthly. Submit well in advance of when you need to start work. If you're doing an insurance claim, explain the timeline urgency.

    Step 5: Follow up

    Don't assume no news is good news. Follow up to confirm receipt and expected decision date.
