Texas has specific regulations governing roofing work. Understanding them protects you as a homeowner and ensures your project is done right.

Permits: When and Why

Most DFW cities require a building permit for roof replacement. Here's the breakdown:

Keller: Required for all re-roofs. Approximately $150-$300. City inspection after completion.

Southlake: Required. Strict architectural standards. Plan review may be needed for premium materials.

Colleyville: Required. HOA approval often needed before permit is issued.

Fort Worth: Required for re-roofs. Online permit application available.

Arlington: Required. Inspections required at multiple stages for some projects.

    Here's something many homeowners don't know: Texas does not require a state roofing license. This means anyone can call themselves a roofer. However:

  • The contractor should be registered with the Texas Department of Licensing and Regulation (TDLR) for weather-related claims work

    Underlayment: Synthetic underlayment is now standard. In high-wind areas, self-adhering underlayment may be required at eaves.

    Fastening: Specific nail patterns and quantities based on wind zone. Six nails per standard shingle in most DFW areas.

    Ventilation: Balanced ventilation meeting the 1:150 or 1:300 ratio requirement.

    Ice and water shield: Required at valleys, eaves, and around penetrations in many jurisdictions.

    Drip edge: Metal drip edge at eaves and rakes is now required by code in most DFW cities.
