Repair vs. Replace: How to Make the Right Call on Your DFW Roof

The Million-Dollar Question

When your roof has a problem, your first thought is probably: "Do I need a whole new roof, or can this be fixed?" It's the right question, and the answer depends on several factors.

When Repair Makes Sense

Minor damage, young roof. If your roof is under 15 years old and has isolated damage — a few missing shingles, a small leak around a vent, minor flashing issues — repair is almost always the right call.

The 30% Rule. If the damaged area is less than 30% of the total roof, repair is usually more economical than replacement. Beyond 30%, you're approaching the cost of a new roof without getting one.

Matching materials are available. Your existing shingles need to be available for repair patches to blend properly. If your shingles are discontinued, repairs will be visible.

Budget constraints. Sometimes a quality repair buys you 3-5 more years until you can budget for a full replacement.

When Replacement Is the Better Choice

Age. If your roof is 20+ years old (asphalt shingles) and developing problems, replacing is more cost-effective than repeatedly repairing an aging system.

Widespread damage. Storm damage affecting multiple slopes, extensive hail damage, or widespread wear means repair would only address part of the problem.

Multiple leaks. If you're experiencing leaks in multiple locations, the roofing system is failing systemically.

Selling soon. If you plan to sell within 2-3 years, a new roof is a better investment than sinking money into repairs on an aging roof that will still be flagged during inspection.

Insurance is covering it. If your insurance company is paying for replacement based on storm damage, take advantage of the opportunity.

The Cost Comparison

Here's a typical scenario:

Repair path:

  • Year 1: $800 repair
  • Year 3: $1,500 repair
  • Year 5: $2,200 repair
  • Year 7: $15,000 replacement (because you can't keep patching)
  • Total: $19,500
  • Replacement path:

  • Year 1: $15,000 replacement
  • Years 2-25: Minimal maintenance
  • Total: $15,000
  • The repair path often costs more in the long run.
