Is Your Attic Ventilation Causing Sky-High Energy Bills?

The Hidden Energy Drain Above Your Head

If your DFW home has high energy bills despite a functioning HVAC system, the problem might be above your ceiling. Poor attic ventilation is one of the most common — and most overlooked — causes of energy waste in North Texas homes.

How Ventilation Works (and Fails)

Proper attic ventilation creates a continuous flow of air:

  • Intake — (soffit vents) brings cooler air in at the eaves
  • Exhaust — (ridge vents, power vents) expels hot air at the peak
  • The resulting airflow keeps attic temperatures manageable
  • When this system fails, your attic becomes a solar oven. Summer attic temperatures in poorly ventilated DFW homes regularly exceed 150°F. This superheated air radiates down through your ceiling, making your AC work overtime.

    Signs of Poor Ventilation

    From inside your home:

  • Upstairs rooms are noticeably warmer than downstairs
  • Your AC runs constantly in summer
  • Energy bills spike in summer months
  • Ice dams form in winter (rare but possible in DFW)
  • From your attic:

  • Extreme heat in summer (unbearable to stand in)
  • Condensation or moisture on surfaces in winter
  • Mold or mildew on rafters or decking
  • Rusty nails protruding through roof decking
  • Compressed or wet insulation
  • From outside:

  • Wavy or distorted shingles (from excessive heat underneath)
  • Premature shingle aging
  • No visible ridge vent on the roofline
  • Painted soffit vents (paint seals the openings)
  • The Fix: Balanced Ventilation

    The key word is "balanced." You need equal intake and exhaust ventilation. The standard ratio is 1 sq ft of net free ventilation area per 150 sq ft of attic floor space (or 1:300 with a vapor barrier).

    Common solutions:

  • **Add or improve soffit vents** — Many DFW homes have inadequate soffit ventilation, especially if soffits have been painted over
  • **Install ridge vent** — The most effective exhaust solution for most homes
  • **Add baffles** — Insulation baffles ensure soffit vents aren't blocked by attic insulation
  • **Solar-powered fans** — Good supplemental exhaust for extremely hot attics
  • **Powered exhaust fans** — Thermostat-controlled fans that activate at set temperatures
  • What NOT to Do

  • Don't mix exhaust types — Using both ridge vents and power vents can create short-circuiting where air flows between exhaust points instead of from soffits to ridge
  • Don't add exhaust without intake — More exhaust without matching intake creates negative pressure that pulls conditioned air from your home
  • Don't seal your attic — Some contractors recommend sealing the attic and spraying foam on the underside of the deck, which can work but is a different (and more expensive) approach
  • During a Roof Replacement

    The best time to address ventilation is during a roof replacement. We can:

  • Install continuous ridge vent along the entire roofline
  • Add or upgrade soffit ventilation
  • Install insulation baffles
  • Add a radiant barrier
  • Verify the system is properly balanced
